Olema House – Point Reyes, California

Olema House was acquired through Local Framework. Just an hour north of San Francisco on the outskirts of the Point Reyes National Seashore, Olema House is an intimate, tranquil escape for exploring the West Marin Coast. The property features 24 guest rooms and cottages, meeting space for groups of up to 40 people, a 75-seat restaurant, and an upscale market. The property also includes 1.5 acres of excess land for future expansion. Surrounded by national forest parkland and pristine coastal wilderness, this idyllic retreat offers an eclectic mix of urbane sophistication and Bohemian charm, making it the perfect getaway for enjoying one of Northern California’s most serene and picturesque locales. 



Colony Palms – Palm Springs, California

Colony Palms was acquired through Local Framework. An iconic hotel set in the heart of Palm Springs, Colony Palms is an eclectic property featuring Colonial-style architecture paired with rich Moroccan interiors. Located walking distance to the many shops and restaurants in downtown, the hotel also boasts a lush and secluded environment, providing a uniquely private setting that embraces the romance of the desert experience. The venture completed upgrades and enhancements to the property’s spa, guest rooms, restaurant and landscaping. In addition, the hotel added 1,200 sq. ft. in meeting space, which accommodates up to 50 people.



Knoll House – Napa Valley, California 

Knoll House is a land entitlement and hotel development play acquired through Local Framework. Approachable, original, forward-thinking, yet timeless, Knoll House was designed with a clear vision and intention - to celebrate and redefine the quintessential wine country lifestyle while embracing the unique character and history of the Napa Valley. Conceived for the modern, active traveler, Knoll House is an all-encompassing destination for guests and locals alike. A boutique country retreat, the property will feature an intimate collection of guest rooms, a highly-curated dining experience, and market offering artisanal provisions and goods. Ideally situated on picturesque vineyards and adjacent to the Napa Valley Vine Trail, its setting naturally allows for active discovery, exploration, and enjoyment of the experiences that make the Napa Valley region remarkable. 



Affinity Senior Living Platform

Working with an innovative senior living provider to expand its portfolio of affinity senior housing communities. The niche operator specializes in creating projects that promote holistic living through emphasizing health & wellness, forming a dynamic and close-knit community, and utilizing technology to provide customized levels of service to each resident at a significant cost savings to traditional senior living models.


Integrated Environments (i.e.)

Integrated Environments (“i.e.”) is a partnership with BSA Architects dedicated to transforming the built environment to support wellbeing. Focusing on three core principles - vitality, community, and enrichment - i.e. generates new models that embrace major trends and needs to create more meaningful and impactful places. By taking an holistic approach to concept development that includes design, financial feasibility, operations, and branding, i.e. develops actionable projects that can be implemented and scaled.


Roseland Residences – Santa Rosa, California

Roseland Residences is a 150-unit residential community development in Santa Rosa, California. Santa Rosa has a severe housing shortage, with rental vacancy rates less than one percent and limited sites for new development due to significant environmental constraints. The community is located along the Joe Rodata Trail System, which spans over eight miles from downtown Santa Rosa through the Sonoma County countryside to Sebastopol. Roseland will cater to residents looking to enjoy an active lifestyle, large units with upscale, environmentally conscious finishes, and access to significant outdoor activities.


Vineyard Farmhouse – Russian River Valley, California 

The Vineyard Farmhouse is a vacation rental estate situated on a 5-acre, Double Gold Medal award winning vineyard in the Russian River Valley. The historic property is surrounded by more than a dozen wineries within two miles. The property was gut-renovated to provide modern comforts, while preserving its historic charm. Completing a second phase to convert an historic barn into an events pavilion overlooking the vineyards and distant mountains. The Farmhouse features an ideal combination of a private country setting nestled in the heart of the area's myriad attractions. Outstanding viticulture, dining, and shopping abound in nearby towns such as Sebastopol, Graton, and Forestville.
